How Karen Works
Land & Lots,
The Way a Local Sees It
Buying land in North Georgia is where a good agent earns their fee. Unlike a finished home, a lot's value depends on what it can actually support: soil that passes a perc test for septic, a well site or county water access, topography that allows a foundation and driveway without excessive grading, road frontage and access, and zoning or covenants that permit what you want to build. Two adjacent lots can look identical and have wildly different real values.
Karen brings a construction management background to every land transaction. She helps buyers evaluate buildability, estimate site costs, understand what a slope means for a foundation, and read the difference between a marketable view lot and one that will cost six figures before the first footing is poured. On Lake Lanier, she confirms Corps of Engineers dock eligibility and shoreline buffer rules, which determine whether a lakefront lot is truly lakefront in the way buyers expect.
She also sells land. Whether you own a lakefront lot, a mountain tract, family acreage in Hall or Dawson County, or a subdividable parcel in Forsyth, Karen markets it to the builders, investors, and end-buyers who are looking, with the surveys, soil data, and site information that serious land buyers want up front.

I look at a lot and see the driveway, the septic field, and the foundation before I see the view. The view is why you buy it. The rest is what it costs.— Karen Hilliard, Keller Williams North Atlanta

Buyer Questions
What is a perc test and do I need one?
A percolation test measures how quickly soil absorbs water and determines whether a lot can support a septic system, and what size home it can serve. In areas without sewer — most of North Georgia outside city limits — it's essential, and Karen makes it a contingency.
How do I know if a Lake Lanier lot can have a dock?
Dock permits are issued by the U.S. Army Corps of Engineers and belong to the property. Karen verifies permit status, dock size allowed, and shoreline buffer rules with the Corps before her clients commit to any lakefront lot.
What does topography do to building cost?
A lot. Steep lots require engineered foundations, retaining walls, longer driveways, and more grading — costs that can run into six figures. Karen's construction background helps you estimate what a site will actually cost to build on.
Do you help with builders?
Yes. Karen connects land buyers with reputable local builders, reviews construction contracts, and stays involved through the build — the same construction-side expertise she brings to new-construction home purchases.
